Terms of service

Between you and Stumpage, LLC. Effective September 10, 2026.

These terms are between you and Stumpage, LLC, the Michigan company that publishes Stumpage. Stumpage records your agreement when you create an account or send a request for access — the Sign Up page shows you these terms before you send it — and once more, the next time you sign in, whenever the terms have changed. They are written to be read.

One subscription, one person

A Stumpage subscription is a licence for one person. Your account is yours: sign in on your own devices (a laptop and a phone are the normal case), and don’t share your credentials. If several people at your organization need the record, each needs a subscription. An account being used as a shared login may be signed out or, if it keeps happening, closed.

Billing, renewal and refunds

Stumpage is sold by annual subscription only — Basic $500 a year, Pro $1,500 a year. New online Basic subscriptions are paid through Stripe. The price and annual renewal are shown before payment. Creating an account alone does not charge you or give paid access; Basic opens automatically after payment is confirmed. A receipt and account confirmation are sent by email. Pro is not sold through the Basic checkout.

An online Basic subscription renews automatically at $500 each year until you cancel future renewal. Cancel from Manage billing and receipts on your account page before the next renewal. Cancellation stops future renewal charges; paid access continues through the current paid period. Failed renewal payments do not add another paid year. You can update your payment method and view receipts from the same page.

Existing manual grants and subscriptions paid by invoice do not become automatically renewing subscriptions. Their stated access dates and payment arrangements remain in place unless you separately choose online checkout. Manual and Pro arrangements are handled through hello@stumpage.net.

Once an account is switched on, the subscription is not refunded — except where the law requires it, and Stumpage may make exceptions at its discretion. If Stumpage ends an account for breaking these terms, the unused part of the subscription is not refunded.

Fair use of the service

Two limits keep one licence from serving a whole office, and neither is a secret. An account may be signed in on two devices at a time; signing in on a third signs the oldest one out. And an account may make up to 2,000 requests a day, counted from midnight UTC — far above ordinary reading, and low enough to stop a script copying the record. Automated or bulk extraction is not ordinary reading, and it is not allowed.

What you may do with the record

Use Stumpage in your own work. You may quote individual figures — in a report, an appraisal, a conversation — with attribution to Stumpage. What you may not do is republish the record: no reproducing its series, tables, aggregates, or derived figures elsewhere; no reselling or redistributing them; no feeding them into another product, dataset, or service; no bulk or automated extraction.

The State of Michigan’s raw stumpage sale documents are public records, and nothing here restricts them — go to the source any time. What these terms protect is Stumpage’s own work: the assembled, checked record since 1994 and everything computed from it.

The contributed record

The private-sale record contains contributor-reported results under the publication agreement accepted for each sale. Regional results may represent one sale, with that count shown. They stay inside Stumpage: don’t republish them or attempt to identify a contributor or property from what is shown.

Contributing sales

This section applies if you contribute sales, together with the publication agreement you separately accept for each sale. The Contributors page describes how to apply.

You keep ownership of your own sale records. By contributing a sale you grant Stumpage, LLC a perpetual, worldwide, royalty-free licence to hold that sale and to publish results under the agreement you accepted for it. The licence survives the end of your subscription and the closing of your account.

The regional publication agreement allows a result based on one sale in the Upper Peninsula, Northern Lower Peninsula or Southern Michigan. Names and precise locations are not published, but anonymity cannot be guaranteed. Earlier submissions made under the three-sale publication agreement keep that permission boundary and are excluded from regional results unless you explicitly accept the new agreement for them. Reading this page or signing in does not opt an earlier sale in.

You confirm, each time, that the sales you contribute are your own — sales you made, managed or bought — and that you may share their results. Stumpage checks the credential you gave when you applied.

Stumpage reviews contributed sales and may reject or remove any sale from the record, at any time, with a note. A rejected sale is removed from all published results and does not earn renewal credit. It stays on your own ledger marked as rejected, with the note and the date.

You may correct your own sale for 14 days after you enter it — unless Stumpage has rejected it, which ends that window. After that a sale is fixed: to change or remove one, send a request with the reason, and Stumpage decides it with a note. You may ask for a sale to be removed at any time, and removal requests are reviewed within 14 days.

Each accepted sale earns $75 against the following year’s Pro renewal, up to $750; a Pro renewal never falls below $750, and credit never carries past that year.

Informative, never advisory

Stumpage describes what standing timber has actually sold for. It is not an appraisal of any timber, not an offer, and not advice to buy, sell, or hold. Decisions you make with the record are yours, and the record is provided as it stands, without warranty. Stumpage, LLC is not liable for outcomes of decisions made with it.

Your account

Stumpage, LLC may end an account that breaks these terms. What Stumpage holds about you, why, and for how long is set out on the privacy page.

Closing your account

You can close your account from your account page, or by writing to Stumpage. Closing it removes your identity from the record — your name, your email address, your password and your alert watches — ends every sign-in session, stops future subscription charges, and ends your access at once. Required payment records remain as described on the privacy page.

Sales you contributed stay on the record, detached from your name, under the licence above and the publication agreement accepted for each sale. Account closure does not grant permission to publish an earlier sale under a different agreement. Removing names does not guarantee that a published result cannot be recognized.

Changes

These terms can change. When they do, Stumpage will say so on this page and ask you to agree once more the next time you sign in, and continuing to use Stumpage after the change means you accept the new terms.

Governing law

These terms are governed by the laws of the State of Michigan. “Stumpage” and the STUMPAGE wordmark identify the product of Stumpage, LLC.
